As part of the revitalization in the Northeast Neighborhood, a major mixed-income, single-family home development is underway north of State Road 23 and south of the University of Notre Dame.
“The Triangle” has been re-platted to provide approximately 52 lots for new single-family home development. The primary objective is to create a seamless interweaving of market (70%) and affordable (30%) housing that creates a new neighborhood that is easily maintained, attractive, safe, pedestrian-friendly and is strongly linked to the surrounding mixed-uses.
The establishment of the Architecture Review Committee (ARC) allows for a consistent implementation of the Design Guidelines for The Triangle. The ARC works diligently with builders and owners to review and approve all house plans prior to construction.
Existing residential areas throughout the Northeast Neighborhood are pedestrian-friendly, tree-lined streets with one to three-story structures that create a comfortable neighborhood human scale. This character, typical of South Bend’s neighborhoods, will be preserved and enhanced through building placement and massing in both rehabilitation and new residential development.
A variety of housing styles shall be designed for the Triangle Neighborhood that will recreate the historic context of the existing surrounding neighborhoods.
